California Assembly Bills 38 (AB 38) and 3074 (AB 3074) are related to fire safety in California:
Also known as Real Estate Inspections, this bill requires sellers of residential properties in certain zones to provide documentation of a defensible space inspection report before closing escrow. This bill took effect on July 1, 2021.
This bill established a 5-foot ember resistant zone, known as Zone 0, around all structures in Fire Hazard Severity Zones (FHSZs). This bill became law on January 1, 2021, but enforcement is anticipated to begin in 2025 for new construction and 2026 for existing structures.
